Home Inspection

Certified Inspectors

A home is probably the single largest investment that you will ever make.  Hiring a certified home inspector to conduct a thorough inspection of the home you want to purchase before you are committed to buying that home can prove to be invaluable.  A certified inspector is trained to locate any major defects in a home and to provide you with a detailed report about those deficiencies.  Doing the inspection before you are committed to the purchase of a home may cost a few hundred dollars, but it could alert you to a large and otherwise unexpected financial burden to repair the home. 

Value of Inspection

If you find a home that you like and are prepared to make an offer, consider making your offer conditional on you arranging for a home inspection and being satisfied with the results of the inspection report.  The price you will have negotiated will likely assume that there are no major deficiencies.  If the report does reveal major defects and/or the need to conduct major repairs in the near future, you and your agent can inform the seller and determine whether they are prepared to reduce the selling price to account for the costs you will have to incur for the repair.  If not, you will at least have the choice of completing the transaction or walking away from the deal without being forced to incur the major repair cost.
