Extras and Design Selections

Making Selections

Most builder agreements provide a time frame for you to make your colour and design selections.  The builder’s representative often calls and asks that you attend their office or showroom within seven days of the call.  If you do not made your choices by the date given to you, the builder may have retained the right to make the selection on your behalf.  If the builder cannot provide you with the selection you made, they usually must notify you first and give you seven days to make another comparable selection.

Specifications & Payment

Most builder agreements advise you that options and specifications that you see in the model homes are not the "standard specifications".  The standard specifications are often listed in a schedule to your agreement, which should be reviewed carefully during the conditional period of your agreement.  Any extras that are not ordered at the time of signing the agreement must generally be paid for during the course of construction.  Builder agreements also typically allow the builder to substitute materials of equal or better quality during construction.  However, you have the right to claim a settlement for damages arising from a builder’s improper substitution of materials or significant changes in design.
